What this site is, what our listings are worth, and where our responsibility ends and a developer's begins. Short, and worth the five minutes before you spend seven figures.

What these terms cover

These terms govern your use of offplancrypto.com and the enquiry service we provide through it. By using the site you accept them.

They do not govern the purchase of a property. That is governed by the Sale and Purchase Agreement between you and the developer. They also do not govern settlement in digital assets, which is governed by your agreement with our licensed payment partner. Where these terms conflict with either of those documents, those documents win.

What we are

We are a property portal and introducer. We list off-plan developments, publish the developers' own material, and pass qualified enquiries to developers and their appointed agents.

We are not a party to your purchase, not an escrow agent, not a custodian of digital assets, and not a financial adviser. Nothing on this site is investment advice, tax advice or legal advice, and nothing here is an offer or an invitation to make an offer.

Listings, prices and documents

Project information, payment plans, floor plans, brochures and renders come from developers. We publish them as supplied and do not re-edit or re-grade them. We check what we reasonably can, but we cannot guarantee that a third party's material is accurate, current or complete.

Prices, availability, payment plans and handover dates change without notice and are not binding on anyone until a developer confirms them in writing to you. Availability shown on this site is indicative.

Prices are quoted in AED. Any conversion into a digital asset or another currency shown on this site is indicative only, calculated from a third-party rate feed at the moment of display, and is not a quote. The rate that applies to your transaction is the one your settlement partner fixes at the time of payment.

Renders are artists' impressions. Areas are as stated by the developer and may be built-up rather than saleable — check which, on every unit, before you compare a price per square foot.

Enquiries and your details

When you submit an enquiry you confirm that the details you give are yours and are accurate, and that you are at least 18 years old.

You agree that we may pass your name and contact details to the developer or agent for the project you enquired about, so they can respond. This is the purpose of the enquiry and it cannot be separated from it. How we handle your data generally is set out in our Privacy Policy.

Submitting an enquiry creates no obligation on either side. It is not a reservation, does not hold a unit and does not fix a price.

Calculators and the dictionary

The calculators on this site are indicative models. They use the figures you type in and a small number of simplifying assumptions, and they ignore costs that vary by project, bank and buyer — including mortgage arrangement fees, valuation fees, insurance, agency commission, service-charge escalation and void periods.

The dictionary is an explanatory glossary, not a legal definition. Terms carry specific meanings inside a contract that may differ from the general usage described here.

Do not make a purchase decision on the output of either. Get a unit-level breakdown from us and independent advice from a professional.

Using the site

You may browse, and download the documents we publish, for your own use in evaluating a purchase.

You may not scrape, mirror, resell or systematically extract the site's content, misrepresent yourself as us or as an agent for a listed developer, submit false enquiries, or attempt to interfere with the site's operation or security.

The site's design, text, code, and the Off-Plan Crypto name and marks belong to us. Developer material belongs to the developers and is published with their material supplied for that purpose.

Availability

We aim to keep the site available but do not guarantee it. We may change, suspend or withdraw any part of it, including any listing, at any time and without notice.

Our responsibility to you

We are responsible for loss you suffer that is a foreseeable result of us breaking these terms or failing to use reasonable care. We are not responsible for loss that is not foreseeable, for business losses, or for loss arising from a developer's acts or omissions, a delay or failure to hand over, a change in market value, movement in the price of any digital asset, or the acts or omissions of any payment partner.

Nothing in these terms limits liability for fraud or fraudulent misrepresentation, or for anything else that cannot lawfully be limited.

Off-plan property carries real risk, including construction delay, specification change and the possibility that a development does not complete. Digital assets are volatile and can lose value quickly. You are responsible for your own decisions.

Changes to these terms

We may update these terms. The effective date at the top tells you which version applies. Continuing to use the site after a change means you accept the updated terms.

Governing law

These terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai, and the courts of Dubai have exclusive jurisdiction over any dispute arising from them.

Ask before you rely on them. We would rather answer a question now than argue about a clause later.
